Which of the Major Golf Club Communites Around Park City Offer the Best Value for Private Club Real Estate in Utah


The Park City Utah Real Estate Market is rich with private clubs because:

There are 6 total Private Golf Club Communities in the Park City area that offer opportunities for Homes & Land:
We often get asked which is the best and there is no clear winner because it depends on the needs and desires of each Family.
We also get asked which is the best value. Value is subjective in many ways so I flip that question and address what community has the best chance for appreciation / rise in prices …….. currently I would strongly suggest Red Ledges in the Heber Valley and here is why……….
  1. Literally Deer Valley just got 20minutes Closer to Red Ledges with the new expansion to the East (East Village / Mayflower). When access to one of the Best Ski Resorts in the world ‘moves closer’ to your front door your values will rise.  New ski lifts start going in this summer and investors want to buy before that.
  2.  Comparable Properties in Tuhaye, Promontory & Glenwild are currently selling for +25% more expensive…..why? (a) Because the labor workforce is further away which drives cost of construction and (b) because land is almost twice as expensive because they are closer to skiing …… at least they were closer to skiing.
  3.  Amenity Expansion / Developer Investment - Red Ledges is preparing to break ground on $30million in New Amenities (2nd Clubhouse / Pool / Spa + Indoor Racquet Facility). These type of investments generate excitement thus creating demand which ultimately drives prices up. Investors want to buy in advance of these being completed.
  4.  Improving Area - The Heber Valley / Midway  is realizing amazing improvements in infrastructure, small business growth, school rankings and trail expansion. Demand for this area is being fed by Park City Pricing, job growth in Provo and expansion of Utah in general.
