Park City Neighborhoods with Year-Round Residents

You can find year-round residents living all over Park City but the most populated year-round locations of Park City are closer to schools, parks, and amenities like shopping and dining as compared to ski-in and ski-out locations.

Some homeowners enjoy the quiet rural feeling of seclusion of their resort homes. You can find year-round residents who love a very quiet atmosphere amongst nature in the custom-built homes around the resorts. These neighborhoods make for the perfect mountain countryside experience. Though they are not far from the more populated areas of Park City.

Neighborhoods Popular for Year-Round Homes

Jeremy Ranch

Jeremy Ranch is located near Jeremy Ranch Elementary, Gorzoga Park, and Quarry Village, and is on the border of the Jeremy Golf and Country Club. It is a great location and the neighborhood is full of large custom homes on sizeable lots. 

Silver Springs

Silver Springs is located along Highway 224 making it very easy to commute to areas like Salt Lake for work. It is nicely tucked between Old Town and Kimball Junction. Three smaller neighborhoods make up the community offering single-family properties and condos. It is located near Willow Creek Park, Swaner Nature Preserve, and Park City lakes for summer fun.

Sun Peak

Near to local schools and Redstone Plaza. Just two minutes from Canyons Resort with many homes offering views of the resort and Park City Mountain Resort. Very nicely located close to anything needed for a year-round resident. 


Trailside is located on the east side of Snyderville Basin. It overlooks the mountains of Park City. The access to local schools is easy and quick. This area is farther from amenities but offers easy access and is still popular for its quieter location and single-family properties. 

In-Town Park City Neighborhoods

Park Meadows

Park Meadows offers a great mix of homes. It is close to all major roadways but still offers a very quiet atmosphere. Communities offer private amenities which are great for year-round residents. Park Meadows is a popular location for the sense of community it offers. 

Thaynes Canyon

Thaynes Canyon is popularly located right next to the white barn of the McPolin farm. It is popular for its amazing single-family properties and large equestrian estates. If you live in the community you are five minutes from the trails around the white barn as well as steps from Park City Golf Course. There is very easy access to Old Town as well as Redstone Plaza and the commute to Salt Lake City is very convenient.


The Prospector community is centrally located near almost anything you can imagine in the Park City area. It has proximity to Eccles Center for the Performing Arts, the Prospector Hotel which is the host of the Sundance Film Festival, the Silver Mountain Sports Club, and Park City High School. It is also within the proximity of Treasure Mountain Junior High and McPolin Elementary.
